> Licensed engineering for owners building large and custom homes in light-gauge steel (LGS), focused on Gulf Coast hurricane zones and the southern US. Engineering first, then LGS. The owner keeps a shoppable package (stamped drawings sealed by a licensed PE in their state + documented wind/load basis) and can take it to any fabricator or general contractor.

Software can draw it. A licensed engineer has to stand behind it.

- Structural, beachfront / coastal high-hazard lots: $3.25/sf
- Complexity add-on (3+ stories, on piles, long spans/cantilevers, large glazing walls): +$0.50/sf
- MEP: +$2.25/sf
- No line prices below $2.00/sf. Minimum fee $2,500 ($1,250 ADU/tiny house).
- Projects over $25,000 receive a custom proposal from John Brindley.
